This Privacy Policy explains how Flake Real Estate ("Flake," "we," "us," "our") collects, uses, shares, and protects personal data when you use our website and related services (the "Platform").

1. What Data We Collect

Account data — name, email address, phone number, and password (stored securely, never in plain text) when you create an account.

Listing activity — searches you run, filters you apply, listings you save, searches you save, tour requests and agent inquiries you submit (including any message content), and items you add to shared Collections.

Communications data — information you provide when contacting an agent, requesting a tour, or reaching out to Flake support (name, email, phone, message content).

Usage and device data — pages visited, approximate location (derived from IP address or map interactions), browser type, device type, and referring website, collected automatically as you use the Platform.

We do not intentionally collect sensitive categories of data (e.g., health, religion, political opinions) and ask that you not include such information in free-text fields like tour request messages.

2. How We Use Your Data

We use the data above to:

Operate core features: search, saved searches and alerts, saved listings, Collections, tour requests, and account login;
Connect you with listing agents and forward your inquiries to them;
Send transactional emails (e.g., saved search alerts, tour confirmations, account notifications);
Generate automated valuation estimates and process natural-language search queries;
Maintain and improve the security, performance, and usability of the Platform;
Comply with legal obligations.

3. How We Share Your Data

Agents/brokers: when you contact an agent or request a tour, we share the information you submit (name, contact details, message) with the relevant listing agent so they can respond to you.
Service providers ("processors"): we use third-party providers to run the Platform, including a database and authentication provider, a cloud storage/CDN provider for images, a mapping provider, an email delivery provider, and an AI provider for natural-language search processing. These providers process data on our behalf and are contractually restricted from using it for their own purposes.
Legal reasons: if required by law, court order, or to protect the rights, property, or safety of Flake, our users, or others.
We do not sell your personal data to third parties.

4. International Data Transfers

Some of the service providers listed above operate infrastructure outside Kosovo (including in the EU and United States). Where your data is transferred internationally, we take reasonable steps to ensure it remains protected consistent with applicable data protection law.

5. Data Retention

We retain account data for as long as your account is active, and inquiry/tour request data for as long as reasonably needed to facilitate the transaction and for our legitimate business records. You can request deletion of your account and associated data at any time (see Section 7).

6. Security

We use reasonable technical and organizational measures (such as encrypted connections, access controls, and secure password storage) to protect your data. No system is completely secure, and we cannot guarantee absolute security.

7. Your Rights

Depending on applicable law, you may have the right to:

Access the personal data we hold about you;
Correct inaccurate data;
Request deletion of your data;
Object to or restrict certain processing;
Withdraw consent (e.g., for non-essential cookies or marketing emails) at any time;
Request a copy of your data in a portable format.

8. Children's Privacy

The Platform is not directed at children under 18, and we do not knowingly collect personal data from them. If you believe a child has provided us data, contact us and we will delete it.

9. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be posted on the Platform with an updated "Last updated" date.
